Floor area is only part of the price. Learn what affects a sanding quote, what should be included and how to prepare your home for the work.

How much does floor sanding cost in Iceland?

The cost depends on the floor area, timber condition, repairs and chosen finish. Compare the total price for the same scope of work. A price per square metre does not tell you whether edges, materials, skirting and cleanup are included.

Expert Parket og Mál offers free quotes for floor sanding in Reykjavík and the capital area. A final price needs an assessment of the floor. This guide explains the cost factors rather than advertising a single rate that may not fit your home.

If you are renovating before moving in, check both the working schedule and the date when furniture can return. They may be different dates.

Six things that affect your quote

1. Floor area and room layout

Measure the rooms being treated, not the entire property. Kitchen cabinets, bathrooms and tiled areas do not automatically belong in the measurement. An open living room and several small rooms can cover the same area while requiring different amounts of edge work. Tight corners, thresholds and stairs need separate consideration.

2. Existing finish and wear

Old lacquer, scratches and uneven wear can require different preparation. Mention any earlier oiling, waxing or sanding. Daylight photographs help with an initial discussion, but cannot reliably show the remaining wear layer or conditions beneath the boards.

3. Repairs before sanding

Loose boards, broken edges and deep stains may require repairs or individual board replacement. Ask for these items to be identified separately. A suspected leak must be investigated and the moisture problem resolved before refinishing. Sanding does not fix the cause of water damage.

4. Lacquer, oil or a colour change

The finishing system, preparation and number of coats affect the price and schedule. Lacquer forms a protective film and should suit the expected traffic. Oil or hardwax oil needs care compatible with the particular product. Mention a lighter or darker colour when requesting the quote, and ask for a sample on your timber before deciding.

5. Access and furniture

Who empties the rooms? Must equipment be carried upstairs? Are power and a suitable working area available? Clear answers make planning easier. Do not assume furniture moving is included unless it appears in the quote.

6. Skirting, thresholds and cleanup

Agree whether skirting will be removed, kept or replaced, and how transitions to other floors will be finished. Check who handles cleanup and waste. These details can account for differences between two quotations.

What should a floor sanding quote include?

A useful quote shows what you are buying and which decisions remain. Use this checklist:

  • Rooms and area: the floors included and how they are measured.
  • Preparation: clearing rooms, protection, repairs and stain treatment.
  • Sanding: the main surface, edges, corners and dust control.
  • Finish: the product or system, colour, sheen and coats.
  • Completion: skirting, thresholds, cleaning and waste removal.
  • Total price: whether VAT is included and how extra work will be agreed.
  • Dates: the start, expected completion and instructions for using the floor afterwards.

A comparison example, not a price offer: You have 50 m² of parquet. One quote covers sanding and lacquer only. Another also covers three replacement boards and new thresholds. Dividing both totals by 50 will not give a fair comparison. First ask for a breakdown of the same work.

Can my floor be sanded?

Solid wood and some engineered wood floors can be renewed by sanding. Suitability depends on their construction, condition and remaining timber above the joints or backing layer. Overall board thickness alone does not answer the question.

Laminate and vinyl are not sanded back like wooden parquet. They need different repair approaches.

If only the protective finish is worn, a maintenance treatment may sometimes be sufficient. Deep damage, loose boards or moisture may require more work. Have the floor assessed before hiring a machine or deciding to replace everything.

How long does floor sanding take?

The schedule depends on area, repairs, products and site conditions. Allow for preparation, sanding, finishing and the wait before the floor can handle its intended use. Staining or repairs may add stages.

Dry to the touch does not mean fully cured. Ask when you may walk on the floor, return furniture, put down rugs and damp-clean it. Timing depends on the product and conditions.

For a move, work backwards from the day the sofa and beds arrive. Confirm the waiting period for the selected finish before booking the moving date.

How to prepare your home

  1. Clear the working area. Remove small items, rugs and furniture as agreed.
  2. Plan access. Check whether you need to cross the floor to reach the kitchen, bathroom or exit.
  3. Discuss dust protection. Extraction equipment reduces dust, but protection and cleanup still matter.
  4. Mention underfloor heating and moisture issues. Include previous treatments and known repairs.
  5. Choose the finish in advance. Look at a sample in daylight and under the room's lighting.
  6. Plan for children and pets. Keep them outside the working area and off newly treated flooring until use is permitted.

A living room connecting every bedroom can cause more disruption than its size suggests. Discuss the layout with your contractor before work starts.

Underfloor heating and care after sanding

A stable indoor climate matters in heated homes. Wood responds to changes in humidity and temperature. Follow the flooring and finish manufacturers' instructions when adjusting underfloor heating.

Ask your contractor to confirm suitable heating settings and indoor conditions before, during and after the work. The requirements depend on your flooring, heating system and the finish being applied.

Once the floor is ready for use, entrance mats and furniture pads help reduce wear. Remove grit regularly. Use a cleaner suited to the finish and avoid excess water. Request cleaning and maintenance instructions for the finish actually applied to your floor, including when damp cleaning can begin.

Frequently asked questions

Is sanding cheaper than replacing parquet?

It can be, if the timber is sound and enough wear layer remains. Compare the whole job: replacement may include removal, disposal, subfloor preparation, installation and skirting. Extensive damage can change the calculation.

Can you quote from photographs?

Photos and an approximate area are useful for an initial discussion. An inspection may still be necessary to confirm the floor type, remaining wear layer and repairs. Provide an overall view and close-ups of wear or damage.

Do I need to move out?

That depends on access to essential rooms and the chosen treatment. An empty spare room is different from a hallway connecting the whole home. Agree an access and ventilation plan with the contractor.

Will sanding remove dark water stains?

Sometimes, but not always. Damage may extend deeper than it is safe to sand. Some boards may need replacement. Any ongoing moisture problem must be addressed first.

Can the floor be made lighter?

Removing the old finish can open up new colour options. Results depend on the species, previous staining and products. A sample on your own floor is more reliable than a photograph of another home.
